A two-storey glass and concrete house lit from inside at dusk, seen across its lawn.

One waterfront home, presented in full.

Marrow & Vale is a two-agent team for Eastside waterfront. Every listing gets a presentation of its own. This is the current one: a west-facing glass house on Mercer Island.

A glass house on the west shore.

Three levels step down from the street to the water, so the main floor meets the lawn and the lower floor meets the dock. The living room, kitchen and primary suite all face west across Lake Washington toward Seattle, and the evening light comes straight in off the water.

Built in 2019 by a local architect for the owners who still live there, it has never been listed before. We are showing it by appointment only, and the address is shared with qualified buyers at the first conversation.

Most waterfront homes look at the water. This one is built to live on it.

Floor-to-ceiling glass panels on a lakeside house reflecting a cloudy evening sky and the water.
A pale living room with a long white sofa and glass walls open to a lake and hills.

From the lawn, the house gives the sky back.

Then you are inside, and the lake is the fourth wall of the living room.

Twenty-four feet of the main level slide open to the terrace.

Room by room.

Five of the rooms, each labelled the same way so they can be compared. The rest are shown at the first visit.

The light, hour by hour.

A west-facing shore means the sun comes over the house in the morning and leaves across the water, behind the Olympics. Scroll through one day. The sun's position is computed for Mercer Island's latitude and longitude; the lot plan is this sample's invention.

Ninety-two feet of shoreline, and what comes with it.

  • The dock. An existing dock with a boat lift. On Lake Washington, dock work usually involves the city, the state and the Army Corps of Engineers, so we bring the permit history to the first showing.
  • The water. Fresh water, no tides and no salt. The lake is swimmable off the end of the dock through late summer.
  • The view. West across the lake to Seattle, with the Olympic Mountains behind the skyline on a clear evening.

Two agents, one shoreline.
